Regarding our work with real estate developers, The Smith Team is the premier new development sales and marketing team in Long Island City. Patrick is immersed in all aspects of The Smith Team's new development assignments, working closely with our developer clients, from site acquisition through the sale of the final home. Patrick is very proud to work in tandem with Stribling Marketing Associates, New York City's most innovative new development sales and marketing firm. A great benefit to our developer clients is not only Patrick's extensive experience as a new development expert, with more than 15 years' experience in project marketing, advanced research and analysis, new development sales and leasing, but also his experiences as a longtime Long Island City homeowner and Neighborhood Expert. Patrick knows the ins and outs of LIC and he adds tremendous value to the project through his firsthand knowledge of life in Long Island City spanning the neighborhood's parks, restaurants, breweries, galleries, boutique fitness studios, markets, schools, elected officials, local community groups and all the other wonderful happenings in the area. The Smith Team harness this incredible knowledge base and exceptional creativity to help developers maximize value on their real estate investments while minimizing risk.

Our work and market reports are featured in major publications such as The New York Times, The Wall Street Journal, The Real Deal, The Commercial Observer and Real Estate Weekly. Patrick serves on the Residential Queens Brokerage Committee at the Real Estate Board of New York.

Patrick has traveled to Asia and Europe, with New York University's Schack Institute of Real Estate, to analyze several real estate developments and to visit with leading investors, financial institutions and developers that are making major investments abroad and in the United States.

Patrick received a Master of Science in Real Estate Development from New York University, a Bachelor of Arts in Urban Studies from Queens College and a LEED AP BD+C from the United States Green Building Council. He is a proud member of the Real Estate Board of New York, the Urban Land Institute and he is a citizen of the U.S. and the U.K.

Prior to joining Stribling & Associates, Patrick was EVP of a major real estate consultancy specializing in market reports, residential studies, new development project marketing, the reposition of outdated apartment buildings and advanced real estate research, on behalf of preeminent real estate developers and investment partners. Patrick was also part of the development team that created the first database containing every completed, planned and under development residential building in the City of New York, with detailed building information for every entry. Previously served in various positions at Brown Harris Stevens Project Marketing including VP, Marketing and Sales, Director of Sales and Director of Leasing.

Regarding our work with buyers, we carefully listen to each buyer and develop a set of criteria that is approved by the buyer. The approved criteria become the basis for identifying properties, both on and off market. Patrick then provides the buyer with a comprehensive analysis and opinion of value for each property the buyer expresses interest in. If the buyer authorizes an offer, Patrick personally manages negotiations and the client is provided real-time updates and daily reports throughout the search and purchase process. One of our experienced team members is paired with each client to help create the perfect board package.

Regarding our work with sellers, like our approach with buyers, we listen to the seller to understand their point of view, parameters and experiences in the market. We carefully evaluate the Subject Property and we thoroughly analyze sales activity in the building and in the neighborhood, prior to providing a price recommendation. Every seller receives a customized and strategic marketing and advertising program, consisting of extensive collateral material, social media, digital media, online advertising, print advertising and public relations. We work with the best interiors and architectural photographers, videographers, graphic designers and stagers. We hold regular open houses, promote the listings in our prominent storefront locations and at broker events. Our exclusive listings receive international exposure through Stribling's exclusive affiliation with Savills and through Luxury Portfolio International. Our proven system insures that our clients achieve the highest possible price.
