Patrick joined Stribling to expand his business in Manhattan and in North Brooklyn and to create a client-focused brokerage service dedicated to residential real estate in Long Island City, a neighborhood that Patrick has called home for many years and where Patrick sold more than 200 apartments as Director of Sales of Hunters Point Condos. Patrick is also the publisher of The Long Island City Condominium Report, the first report to comprehensively cover Long Island City's condominium market. Patrick provides outstanding customer service to sellers and buyers and his extensive knowledge of both current market conditions and trends that are shaping the real estate market, together with Stribling's extensive networks and real-time real estate database, insure that his clients achieve optimal results.

Patrick previously held senior positions at respected real estate companies. Most recently, he served as Executive Vice President of leading real estate consultancy, Nancy Packes Signature Marketing Services. In this role, Patrick specialized in the creation of market reports and studies for high-end residential developments, new development leasing and marketing, repositioning outdated apartment buildings, and, he was a senior member of a team that created a licensable database that contains detailed information on every existing, planned and under construction residential building in the City of New York. In his prior positions, as Vice President of Marketing and Sales, Director of Sales and Director of Leasing, at Brown Harris Stevens Project Marketing LLC, as noted above, Patrick led teams that sold more than 200 apartments in Long Island City, he leased new development rental buildings in Manhattan consisting of more than 1,200 units and he worked closely with the development team, for more than 3 years, on a mixed-use condominium development designed by Robert A.M. My husband and I recently closed on a condo in Long Island City. Patrick was our agent and we cannot recommend him more highly. As real estate novices, we really didn't know what we were getting into, but we knew what we wanted. Patrick impressed us with his wealth of knowledge about the market and process, as well as with his education and credentials. He was our rock during stressful negociations. His assessment of a fair price and how to get to it was spot on. Patrick shepherded all the major players (loan officers, lawyers, etc.) to keep the momentum for a critical closing timeline. He was available to us whenever we needed him. His advice on how to cut closing costs saved us thousands of dollars. We felt confident every step of the way that we had the best person for the job. From our perspective, he is the standard of professionalism and aptitude in his field.

Linette Kim, New Development Condo Buyer
Patrick is extremely knowledgeable, has an amazing sense of humor, and the patience of a saint. He went above and beyond to make my home-buying process as joyous and painless as possible. He's also incredibly responsive as a broker and as an advocate, which is what I was looking for most. I'm so grateful for all the ledges he talked me down from. I would recommend him to any home buyer, including first-timers like me.

Patrick is a true professional. He helped us sell our apartment in NYC. We live in Pennsylvania and selling an apartment from over a hundred miles away takes a lot of coordination and support, and he was with us all the way. His wide network of agents and potential buyers, his keen knowledge of the NYC real estate market and the particulars of our building, and his great attention to detail resulted in a successful sale. He provided good advice during planning and negotiations, helped us get a lawyer, picked furniture for the staging, and even checked on the empty apartment during weather events. We'd hire him again!

William Merritt Singer, RA
Patrick is a terrific young adult, who is completely professional in all transactions.
He is smart about design and the value it plays in the real estate. Trust him; his instincts are good.

Patrick was running the sales team when I was buying an apartment in a building he represented. Even though he was on the opposite side - seller's agent - his attitude and professionalism were one of the main reasons I ended up closing the deal. He was always responsive , polite, knowledgeable - a true pleasure to do business with. In addition, his personal integrity and qualities as a human being could not be overstated. I live in Paris and Patrick was accommodating the time lag and skillfully managing all other cultural differences and financial complications. I enjoyed every moment of working with him and hope to have an opportunity to continue in the future.

Brian Sampson, Esq.
I had the pleasure of working with Patrick as part of the development team of one of Long Island City's largest condominium development projects. Acting as the Director of Sales, he exhibited a skillful and creative approach overseeing the marketing of the projects while maintaining a professional relationship with the development group and serving as an effective manager with the sales staff. What truly stood out, however, was his diligence and the tenacity with which he would approach each contract and the need to understand every aspect of the projects. Subsequently, I have had the pleasure of providing representation to him in his capacity as President of his Condominium Board. In that capacity, he has continued to impress me with his tireless work ethic and the intelligence and management skills to implement controls and systems benefiting the entire Condominium.

When dealing with Patrick Smith, you can expect nothing less than a professional process. Pat pays attention to every detail and listens to his clients needs. On the several transactions we have done together, what was most important to me was his accessibility. He turn time with returning my phone calls/emails really impressed me.

Dexter Hosang
Patrick was Sales Director of a large development in Long Island City where I purchased a pre construction condominium. Patrick and his staff were very professional, fair, honest and communicative during the nearly 24 months between the time I signed the contract and the closing. Even after I signed, Patrick continued to take my calls, update me on construction and provide site visits to check on the progress of my apartment. It was extremely refreshing to deal with a sales professional who went above and beyond AFTER the contract was signed. It is without hesitation that I recommend Patrick.

Claudine Gruen, VP at Property Management Company
It's been a pleasure to work with Patrick on the Board of Managers of a Long Island City Condominium. Patrick is a team player and one of the most effective leaders I have ever worked with. He is extremely knowledgeable about the real estate industry and someone I rely on regularly for counsel. Most importantly, he gets the job done efficiently and effectively. Patrick would be a great member of any team and I would not hesitate to recommend him for any position he seeks.

Ronald Allen, Management at BlackRock Solutions
Patrick was fantastic during our purchase. Honest and direct which is what we were looking for.

Stephanie Reardon
If you're looking to purchase your dream home, trying to sell your own home, or even find a tenant for your rental, I strongly recommend Patrick. If you're looking for someone honest, dedicated, smart, and business oriented, who will get the job done, I suggest contacting Patrick.
